Subletting

This page is for you who want to sublet your apartment or take in a lodger – and for the person who is going to move in.

The most important thing first

Rudbeckia is a collective house. Everyone who lives in the house takes part in the shared work – cooking teams, cleaning and house meetings – whether you hold a first-hand contract, sublet or are a lodger. Living here is not like living in an ordinary rental building. Anyone who does not want to take part in the community should not move in.

Subletting or lodging?

The difference determines whether you need the landlord’s permission:

• Subletting is when you rent out the apartment and do not live there yourself. This must be approved by Hemvist Förvaltning, and the permission is valid for a limited period. Without their permission you put your own contract at risk.
• Lodging is when you still live there yourself and rent out a room. This does not require the landlord’s approval.

For the house, however, the difference makes no odds. Both cases mean that a new person lives here – and then the obligations of the house apply in full.

Everyone who lives here is a resident member

This is the decisive rule, and it is set out in § 5 of the statutes:

All residents who have turned 18 are considered resident members, whether or not they hold a first-hand contract. A resident member shall have the collective house as their permanent home.

So there is no middle ground: whoever lives in the apartment permanently is a resident member, not a guest. Under § 8, every resident member is obliged to take part in the cooking teams, in cleaning and maintaining the house, and in the house meetings.

If you want to sublet

1. Talk to the board early – before you apply for permission or promise anything to a prospective tenant. The association needs to know who lives in the house, including lodgers.
2. Apply for permission from Hemvist Förvaltning if you are not staying on yourself.
3. Let the allocation group meet the person moving in. The group meets everyone who is on their way into the house.
4. Tell them about the house – the whole truth. That the community is compulsory is not fine print, it is the whole point of living here. Feel free to refer them to this page.

Think about the queue order

If you are not going to move back, giving notice is often better for the house than subletting: the apartment can then be offered according to the allocation policy, where resident members and friend members have priority.

If you are moving in

To move in you must become a member of the association and pay the annual fee.

You will be assigned a cooking team and a cleaning group – taking part is compulsory. We cook together on Tuesdays and Thursdays, and you take part in roughly two shifts per cooking-team week. We clean our shared spaces ourselves; no cleaning company does it for us. Attendance at the house meetings is compulsory.

Beyond this you are very welcome – but not obliged – to get involved in one of the house’s working groups.
